Generally, An attached ADU may be up to fifty percent of the existing living area of the primary residence. A detached ADU is limited to a maximum total floor area of 1,200 square feet. There can be some exceptions depending on your specific location.
The duration of the entire process typically ranges from 4 to 12 months, contingent upon numerous factors. Certain counties and cities offer pre-approved designs, which accelerate the permitting process. Additionally, the size of the ADU influences the speed of construction, while factors such as the availability of building area and access to it can impact the timeline for completion.
Impact fees are waived or reduced when building an ADU, each city and county varies but generally:All impact fees are waived on ADUs less than 500 sf. All impact fees are waived, except school fees on ADUs less than 750 sf.
Homeowner associations (HOAs and CC&Rs) must allow the construction of Accessory Homes according to recent state legislation (AB 670).
At this point in time most cities and counties allow for one ADU in addition to one JADU per Single Family Home. If you have a Duplex, you can build an ADU on each side. There are also certain cities and counties that allow for more and a proper feasibility study is required to determine the limits and requirements.
You can expect to pay anywhere from $300-400+ per SQ FT for your ADU. There are many costs to consider in addition to the Construction, such as Site Work, Permits & Fees, Utilities, Code Compliance Upgrades, Design Selections, Etc
